Repair or Replace? A Practical Guide to Boiler Problems and New Boiler Installations
Common boiler faults, the checks you can safely make yourself, and how to tell when a new boiler makes more sense than another repair.

Boilers tend to fail at the worst possible moment: a cold snap, a house full of guests, or the first chilly morning of autumn. When the heating or hot water stops, the first question is usually whether the boiler can be fixed or whether it is time for a new one. The answer depends on the fault, the age of the boiler and how reliable it has been, and a good heating engineer should be able to talk you through both options honestly.
Simple checks before you call anyone
Some boiler problems have simple causes. These checks are safe for a homeowner to make and can save a wasted visit:
- Pressure: most sealed systems run at around 1 to 1.5 bar when cold. If the gauge has dropped well below that, the boiler may lock out until it is topped up.
- Thermostat and timer: check the settings, the batteries in a wireless thermostat and whether the clock has reset after a power cut.
- Frozen condensate pipe: in freezing weather, the plastic pipe that drains a condensing boiler can freeze and cause a lockout. Pouring warm, not boiling, water over it often clears it.
- Power and gas supply: make sure the boiler's switched spur is on and that other gas appliances are working.
Anything beyond these checks means opening the boiler, and that is a job for a Gas Safe registered engineer only. If you ever smell gas, turn off the supply at the meter if you can, open the windows and call the National Gas Emergency Service on 0800 111 999.
Common faults that need an engineer
Most breakdowns come down to a handful of parts. Pumps wear out, diverter valves stick so that the heating or the hot water stops working, fans and ignition components fail, and pressure keeps dropping because of a leak somewhere in the system. Older systems that have never been cleaned can also fill with sludge, which blocks heat exchangers and radiators and makes the boiler work harder than it should.
Many of these repairs are straightforward for an experienced engineer, especially while parts for the boiler are still easy to get. When arranging boiler repairs in Derby or anywhere else, ask for the fault and the cost of parts to be explained before the work goes ahead, so you can weigh it against the age of the boiler.
When replacement makes more sense
A boiler typically lasts somewhere between ten and fifteen years. Beyond that, a costly repair can be the first of several, and parts for older models become harder to find. Replacement is usually worth considering when:
- the boiler is more than about 15 years old and needs a major part
- it has broken down several times in the last couple of years
- it is a non-condensing model, which wastes far more heat up the flue than a modern condensing boiler
- the household has changed and the system can no longer keep up with the hot water you need
Choosing the right type of new boiler
There are three main types. A combi boiler heats water on demand and needs no tanks, which suits smaller homes with one bathroom. A system boiler works with a hot water cylinder, so several taps and showers can run at once. A regular or heat-only boiler uses a cold water tank in the loft as well as a cylinder, and is often kept in older homes where the pipework was designed around it.
A proper replacement boiler installation should start with a survey of the house, the number of bathrooms and the existing pipework, rather than simply swapping like for like. It should also include cleaning the system, adding inhibitor and a magnetic filter, and fitting suitable controls, all of which help protect the new boiler and its warranty.
What to expect from the installer
- Gas Safe registration: check the engineer's ID card and that they are qualified for the type of work.
- A written quote: covering the boiler, flue, controls, system clean and any pipework changes.
- Building regulations: a new boiler must be notified, and you should receive a compliance certificate afterwards.
- Paperwork: the completed Benchmark checklist and the warranty registration.
- Servicing: an annual service is usually a condition of the manufacturer's warranty.
